db Landscaping LLC offers complete landscape architectural design services from concept development through construction administration. We have two full-time registered landscape architects on staff to work directly with you on your landscape design and to see your project through completion. Our services are divided into four phases:

Schematic Design
Schematic Design/Schematic Master Planning develops the identity of your landscape based on an assessment of the natural benefits and limitations of your site, intended uses, functional realities, and personal preferences. A master plan is a key tool in identifying long and short term goals for your property and may be implemented over time as schedule and budget allow.

db Landscaping LLC  uses the schematic design stage to identify the individual building blocks and challenges of your project, from existing vegetation and drainage characteristics to hardscape elements and state and local permitting. During the Schematic Master Planning process, rough concept drawings (plans, sketches, sections, or elevations) are presented for feedback before moving towards a more refined design.

Design Development
The key objective during this phase is to refine the schematic concept by integrating all design elements in order to provide the information sufficiently comprehensive to support a project Design Development estimate for the project scope of work. This process involves paying close attention to specific use, scale, and relationships between features. Specific materials become selected during this phase. While the level of detail needed for construction is dependent upon the complexities of each project, this is where the project truly takes form.  This level of detail allows us to provide you with precise material and cost proposals, as well as a cost-effective build sequence–ensuring fidelity, not just to your vision, but to your budget as well. While the client may provide additional design input during this phase, any changes in a project’s scope during Design Development will more than likely impact the budget and schedule. The typical end product for Master Planning at this phase is a color rendered plan depicting the property, size, shape and locations of proposed landscape features.

Construction Documents
Construction Documents is the final design phase within the project delivery model. This phase focuses upon finalizing all drawings and specifications for landscape components that will form the basis for the project’s Construction Documents. A final set of comprehensive documents provides specifications and drawings sufficiently complete to support the Contractor’s Guaranteed Maximum Pricing, obtain necessary permits, and construct the project. Construction Documents establish in detail the requirements for the construction of your landscape elements, the quality of materials and building systems required for obtaining costs and providing instruction for the construction of the landscape project.  Examples of other types of drawings that may be necessary to build a project include lighting, grading and drainage, and planting plans as well as details, sections, and elevations.

Construction Administration
This service begins once the Construction Documents have been completed. We guide our clients throughout bidding, construction, and project closeout. During this phase, we assist clients with the bidding process (in either a competitive bid approach or negotiated contract approach), administering contractors’ request for information and payment, change orders, site meetings and visits, providing supplemental information, changes and all other field concerns, confirming construction completion prior and during turnover of the project from the contractor to the client. Deliverables: A successfully built and contracted project. During the Construction Contract Administration Phase, you may receive supplemental design drawings, sketches, field visit reports, construction progress reports and approvals/modifications to all requests submitted by the contractor.
